What is Cedarbrook?
Cedarbrook is a master-planned community located on Shxwhá:y Village First Nation lands adjacent to the City of Chilliwack. Westbow is designing and building Cedarbrook with a very long-term vision. We are creating a sought-after, beautiful, safe community that is a destination for our area.
What are the advantages of renting at Cedarbrook?
Cedarbrook is a beautiful, clean and professionally managed community. You will be offered the option of participating in our unique Key-In Program (KeyIn Program | Prokey Living) where you can use part of your monthly rent payments towards purchasing a home in Cedarbrook. Your rental home will be maintained to a very high standard. As Cedarbrook grows, it will continue to get better and better with more amenities and unique offerings for you and our other residents.
Because of our unique structure and First Nations partnership, we can offer products, services, and incentives which are not normally seen in B.C.’s rental market.
What are Cedarbrook buildings like?
Cedarbrook offers a range of professionally managed rental homes. These include single family homes, row homes, apartment buildings, and even secondary suites. Pricing ranges from affordable units for working class residents to large, luxurious family homes.
All of our buildings are newly built, professionally designed and engineered to meet or exceed current building code standards, and energy efficient.
How is a tenancy at Cedarbrook different from a standard tenancy in BC?
Cedarbrook is a partnership with the Shxwhá:y Village First Nation based on long-term lease expiring in 2144 (nearly 125 years!). These lands are not under provincial jurisdiction and are not regulated by the Residential Tenancy Act. Your tenancy is based on the lease agreement you negotiate and sign, not provincial legislation.
How does the typical unit lease work?
Tenants sign a 12-month term lease with a fixed price for the entire lease term. Prior to the end of the lease term, you will be offered a new 12-month lease at a new rental rate.
What happens if a tenant does not extend their lease?
If a tenant chooses not to extend their lease, they will be required to vacate the unit at the end of the lease term. Your lease does not automatically become a month-to-month tenancy. To avoid misunderstandings or additional charges, it is important that you communicate with Prokey Living Management about your intentions.
How do rent increases work?
Prokey Living Management continuously looks at market rental rates for the Chilliwack area. Our goal is to provide high-quality housing in a thriving community for our tenants at rates that are fair and competitive. Keeping our rental rates in line with market rents allows us to properly maintain and reinvest in your unit so that you and your neighbours live in modern, desirable and safe homes which are regularly updated.
Are there limits to rent increases?
We are committed to providing our residents with a comfortable and stable living environment. Although our properties are not subject to provincial rental control legislation, we follow a fair and consistent approach to rent adjustments. Adjustments in pricing are aligned with market conditions to ensure we deliver great value to our residents and the broader community. Our goal is to have you stay in your Cedarbrook home for a long time!
Are tenants required to pay additional fees?
Tenants may pay additional fees for pets (in our designated pet-friendly units!), parking in certain buildings, and extra parking spaces. All these additional fees are disclosed and reviewed on your tenancy agreement prior to your signing.
All units in Cedarbrook have individual meters for utilities, so you will have your own utility accounts for your home.
